DTB BANK UNVEILS MORTGAGE FINANCE SOLUTION

Diamond Trust Bank (DTB) Uganda has unveiled a mortgage finance solution designed to expand affordable home ownership in Uganda .

Several major financial institutions offer mortgage and home loan products in Uganda, led by Housing Finance Bank, Stanbic Bank Uganda, and Absa Bank Uganda. These lenders provide financing options for purchasing property, building a home, or refinancing existing properties.

Under the theme “The Wealth Welfare Equation: Deploying Structured Mortgage Capital to Drive Institutional Real Estate Investment and Corporate Home Ownership.”,the initiative addresses Uganda’s housing deficit from two directions: structured financing for large-scale property developers, and tailored mortgage solutions for individuals and corporate employees.

Under the developer arm, DTB Uganda will provide long-term financing for the construction of quality residential housing, reducing the risk of stalled projects while increasing the supply of affordable homes. The bank has also introduced customised corporate mortgage schemes that allow employers to help staff acquire homes through affordable financing arrangements.

Speaking at the launch,DTB Uganda,  Managing Director Godfrey Ssebaana, said the bank was committed to delivering financial solutions that stimulate economic growth while improving welfare.

“As DTB, we believe housing is a foundation for financial security and long-term wealth creation,” he said. “Through structured mortgage financing, we are committed to empowering developers to build with confidence while creating a pathway for individuals and corporate employees to own homes, making property ownership more accessible to more Ugandans.”he stated.

Minister of Lands, Housing and Urban Development Judith Nabakooba, commended the bank for a product that aligns with the government’s agenda of expanding access to affordable housing.

“Uganda’s rapidly urbanising population presents both a challenge and an opportunity,” she said. “Expanding access to affordable housing will require stronger collaboration between government, financial institutions and private developers. Initiatives such as DTB’s mortgage finance solution will play an important role in mobilising long-term capital, increasing housing supply and helping more Ugandans own decent homes.”she said.

According to the minister ,Uganda faces a housing deficit estimated at more than 2.4 million units, with annual demand of between 210,000 and 300,000 units. The shortfall is expected to approach 3 million units by 2030, driven by rapid urbanisation and population growth.

Despite that demand, access to mortgage financing remains limited by high lending costs, short repayment periods and a shortage of long-term financing options, forcing many households to build incrementally over several years.

DTB Uganda’s mortgage finance solution seeks to address these constraints through structured, longer-tenure financing and partnerships with credible developers to expand the supply of quality housing.

Mortgages in Uganda are financing options provided by commercial banks and institutions like Housing Finance Bank, Stanbic Bank, and Absa Bank Uganda to help individuals buy land, build, or renovate homes. Key features typically include financing up to 80%-85% of the property value, repayment periods lasting up to 20 to 25 years, and a required personal equity contribution (down payment) of 15% to 30%
